Outcome of City Planning Commission Meeting
On Tuesday, Oct. 21, 2025, the City Planning Commission voted 4-2 to NOT recommend the approval of the Tarbox Ct and Georgetown Communications properties rezoning application. The application now moves on to the City Council for review and vote. Meeting date to be announced.

The new application for rezoning Tarbox Court has been submitted to the city.  It includes the Harborwalk Marina and Chamber of Commerce. The rezoning application is for a Master Plan Residential District.  Click images below for larger view of some pages of the application. 
A few major concerns are as follows:
- The drawings they submitted show no buildings whatsoever and the documentation they submitted states they will tell us what they are building after they get the rezoning. Furthermore, approval of what they will build will be done as a staff approval and not by committee or commission. Thus, the fate of our neighborhood and the historic district are in the hands of a select few. 
- Building heights are allowed up to 45 ft up to EAVES, not roof. The George Hotel is 35 ft. 
- Building setbacks are reduced to 5 ft. 
- See Section 6 (image below). Talks about uses, densities, (possible hotel with no more than 150 rooms) and tree preservation (tree map image included - only 3-5 trees will be preserved, many oak trees and cyprus trees will be cut down) ,

Cannon Street Proposed Bulk Head
The Department of Environmental Services approved permit request despite strong public opposition. This decision is now being appealed in court for the following reasons:

Concerns expressed about proposed Sampit River bulkheads - GAB News

The South Carolina Department of Environmental Services Bureau of Coastal Management held a public hearing Monday concerning a request to construct bulkheads at the end of Cannon Street and adjacent areas on the Sampit River.
Three separate bulkhead requests have been submitted by EF Hucks and Associates on behalf of Tarbox Court 2, LLC and Tarbox Court 3, LLC for the erosion control structures.
One request is for a bulkhead that will be eight feet high (above grade) and 154 feet long. The other requests are also for eight-foot-high bulkheads. One would be 256-feet long while the other would be 412-feet long.
During the hearing, residents who live on or near Cannon Street expressed concerns about how the new bulkheads will impact flooding during heavy rains in their neighborhood and beyond. There was also a question asked about any involvement the city may have with the bulkheads being constructed.
